OPEN HOUSE EVENT

Best For: Our clients who want additional exposure by neighbors and unrepresented buyers to tour the property.

HOW IT WORKS:

Our open houses are an event! Complete with advertising, directional signs, balloons, refreshments, thank you bags and giveaways - we cover it all!

In some cases, clients prefer not to host an open house to avoid neighbors from touring. This is understandable and having an open house is optional at the owners’ discretion.

GUARANTEED BACK-UP OFFER

Best For: Our clients who want peace of mind or who are on a strict timeline to sell their home due to another home purchase, job transfer, or pre-foreclosure. 

HOW IT WORKS:

Before listing on the market with the ELP or EMP Package, we can review the terms of a Guaranteed Offer with you. The details of the terms will include the as-is cash sales price, your selected closing date, and the estimated net to-seller sheet. If the terms work for you, we will secure the terms in a contract as a backup offer. If we do not secure a buyer by the traditional sales method at the pre-determined date, you may proceed with the backup offer.

These properties need minor renovations ($5,000 or less) before going on the market to gain maximum net return on the sale of your home.

We evaluate the home and provide a list of any minor renovations that will help the property sell in the fastest amount of time for the highest-suggested listed price.

Melissa will negotiate quotes from local contractors and vendors and review the quote(s) with you.

You agree to all, some or none of the suggested quotes / renovation list.

Melissa will facilitate any contractors during the renovation stage to ensure quality workmanship and timely completion.

Options of payment for renovations can include: you pay for the upgrades to the contractors as they are completed, OR we pay for the renovations with an agreement that you will reimburse us for the cost + 10% from the sale proceeds at closing. 

(Example; $5,000 in renovations, you would pay back $5,500 at closing).
