  • The small details can have a huge impact on your bottom line.  Minor renovations to the property can increase the buyer interest and your bottom line dramatically and I am here to help you maximize your results!

How It Works:

  1. We evaluate the home and provide a list of any minor renovations that will help the property sell in the fastest amount of time for the highest suggested list price. 

  2. I negotiate quotes on the material and labor to cover these renovations and review the quote(s) with you. 

  3. You agree to all, some, or none of the suggested renovation list.

  4. I oversee the contractors during the renovation stage to ensure quality workmanship and timely completion.

  5. You pay for any renovations before the home goes on the market OR I pay for any renovations upfront with an agreement that you will reimburse my company for that cost +5% at closing from the proceeds of the sale.  (Example $5,000 in improvements, you would pay back $5,250 at closing)

  • First Impressions Count and preparation is key.  A lot of time and attention to detail is done in preparing the home for photos from semi-staging to the small details that make the buyers feel "at home".  Photos tell a thousand words, and I make it a priority to attend the photo shoot with the photographer to ensure we capture the best shots that highlight the best features of the home.  The first week the home is put on the market is the most crucial for maximum exposure and generating excitement.  Once a buyer views the home online, we have about 7 seconds to capture their attention and create enough excitement so they schedule a tour.  The more tours we have, the more offers you receive, the more offers you receive, the better price and terms in your favor.    

Preparation of Marketing:

  • Minimal home staging includes minimal décor throughout the home and a “buyers’ corner” that features snacks with a buyers’ binder displaying highlights and details about the home.

  • Professional photography with drone footage to capture the property for the best online buyer experience.  (drone footage may not be available for every address)

  • 1-3 Rooms of professional digital staging that allow potential buyers an impressive online experience to visualize the vacant spaces of the home showcasing its full potential. (best for vacant homes)

Marketing Campaign:

  • Facebook and Instagram AD placement for the first 7 days of the listing to reach the maximum potential buyers.

  • Email AD campaign to all local real estate agents and brokers highlighting the features of the property to share with their potential buyers.

  • Promotion of the property on local MLS systems including hundreds of 3rd party websites such as Zillow, and for maximum exposure. 

  • Open House event allows agents and buyers to tour the home and ask questions.  Complete with directional signs, balloons, refreshments, thank you bags, and giveaways. (open house is optional at the owners’ discretion)

Security & Communication:

  • Supra lockbox on the property that allows only agent-attended access to the home with potential buyers.  The lockbox provides an accurate description of the time they tour the home and allows for the best follow-up system that provides you with the best buyer feedback.

  • Weekly updates with the buyers' agent and lender to ensure the loan is moving along as contracted.

  • Weekly updates with the closing attorney to ensure the title and the buyers' obligations have been met to ensure we meet the closing date.

  • Clear and consistent communication from contract to closing.  Ensuring you are in the know of every step throughout the transaction.
